File 01 / How we work

Four phases.
Fixed price.
No surprises.

Every Perimeter project moves through the same disciplined path — from the first site survey to the final walkthrough. Here's exactly what happens, how long each step takes, and who handles what.

Step 01

Site Survey

Free — no obligation

One of our estimators visits your property. We walk the full fence line, measure every dimension, note all grade changes, flag utility crossings, and photograph problem areas.

  • Property perimeter measurement with laser distance tool
  • Grade change notation for stepped or raked panel transitions
  • Underground utility identification (811 call coordination)
  • Setback verification against Travis County/City of Austin rules
  • Gate location and swing direction review
  • Soil type assessment — caliche, clay, rock dictate post depth
PHASE-01 · Typical: 45–90 minutes on-site
File 02 / Deliverables

What's included in every project

Every fixed-price quote comes with the same standard deliverables. No line-item surprises, no "oh, that's extra" calls on installation day.

01 Phase 01

On-site survey

Property measurement, grade notation, utility verification, soil assessment. 45–90 minutes, free.

02 Phase 02

PDF blueprint

AutoCAD-drawn layout showing exact fence line, post spacing, and gate placements.

03 Phase 02

Fixed-price quote

Materials, labor, permits, concrete — one number. What we quote is what you pay.

04 Phase 03

Permit handling

City of Austin filing, HOA submission package, flood/historic-district coordination.

05 Phase 03

811 utility marking

Every dig is pre-cleared. Gas, water, power, fiber — marked before the auger starts.

06 Phase 04

Concrete-set posts

Augered to depth, plumbed, 24-hour cure before rails. No dry-setting, no shortcuts.

07 Phase 04

Clean job site

Concrete slurry bagged, wood scraps hauled, hardware packaging removed. Leave-no-trace.

08 Phase 04

Owner walkthrough

Every panel, every gate, every fastener reviewed with you before we consider it done.

09 Post-build

1-year workmanship warranty

If something we built fails in the first year — leaning post, bad gate latch — we fix it.

File 04 / Common Questions

What to expect on project day

Do I need to be home for the installation?

Not necessarily. As long as we have access to the yard and the gate locations are marked, most installations proceed without you present. We send photos and a sign-off text when complete.

What happens if it rains?

Light rain doesn't stop the job. Heavy rain or lightning will delay us by one business day. We'll text you by 6am if weather requires rescheduling.

When do I pay?

We take 50% upon signed quote acceptance (materials order). Final 50% is due on completion, after the walkthrough. We accept check, ACH, credit card.

What about my neighbor's side?

By Austin ordinance, the finished side of a privacy fence must face outward (toward the public or neighbor). We install finished-side-out as standard. If you and your neighbor want to share the cost, we can coordinate the conversation.

How do posts get set in Austin's rock?

Caliche and limestone are common in Austin. We use hydraulic breaker bars and occasionally rotary hammer attachments on our auger. Rocky posts may be set shallower with extra-large concrete footings — we note this in your quote.

What is the process for a fence repair vs. new install?

Repairs start with the same site survey. We identify rot, leaning, or broken components, match the existing material as closely as possible, and provide a fixed repair quote. Repair response is typically 1–2 weeks vs. 2–4 weeks for new installs.
